Namerind Housing Seeks Approval for Affordable Complex in Regina
The Namerind Housing Corporation is requesting a special zoning approval from the City of Regina for a new affordable housing complex at 1840 Lorne Street. This project marks the first new building proposal in downtown Regina in a decade, as confirmed by city officials. The city council will discuss the discretionary use application submitted by Wallace Insights Inc. during its meeting on Wednesday.
The need for special approval arises from current zoning regulations that mandate new developments in the area to include mixed-use elements, specifically street-level storefronts. Namerind’s proposal aims to transform an existing parking lot located at Lorne Street and 11th Avenue into a residential building without retail space.
Originally presented in 2015, Namerind has recently refined its vision for the project. The updated design encompasses a four-building, mid-rise complex featuring 48 residential units arranged in stacked townhouse-style fourplexes, each three storeys high. The complex will also include 24 parking stalls and a central outdoor courtyard, providing both convenience and community space.
City Council’s Recommendations and Future Impact
City administration has recommended that the council approve the application, emphasizing the project’s potential to enhance the population density in Regina’s downtown area. This aligns with the objectives outlined in the city’s Official Community Plan, which aims to revitalize the urban core.
The city council is set to vote on the application Wednesday afternoon, and the outcome will determine the future of this long-awaited development. If approved, the project is expected to contribute significantly to affordable housing options in Regina while also fostering a more vibrant community in the downtown sector.
