Waterloo Region Housing Market Sees Continued Cooling in August
The housing market in the Waterloo Region has continued its cooling trend throughout August 2023, with a notable decrease in sales compared to previous years. According to the latest report from the Cornerstone Association of Realtors, a total of 536 homes were sold last month, reflecting a decrease of 1.3 percent compared to August 2022 and a significant 23.1 percent drop from the 10-year average.
Market Stability Amid Decline
Despite the declining sales figures, analysts express a sense of cautious optimism regarding the market’s future. Christal Moura, a spokesperson for the Cornerstone Association, highlighted in a press release that “the market is showing signs of stabilization, though we’re seeing a continued cooling trend compared to last year.” She emphasized that while sales volumes have only slightly decreased year-over-year, the more significant shift is observed in home pricing, with various property types facing moderate downward pressure.
The report indicates that not all segments of the market are declining. Notably, condo sales rose by 1.6 percent in August, while sales of semi-detached homes experienced a remarkable surge of 25 percent. This growth in specific sectors suggests a nuanced landscape within the overall cooling trend.

The average price of a home in the Waterloo Region has decreased by 5.5 percent compared to last August, providing more accessible options for those looking to enter the market.
